Q. Is Tierra Contenta within the City of Santa Fe?
A. Yes, the land was annexed into the City in 1985..

Q. How are subdivision covenants enforced?
A. Covenants are contractual agreements between homeowners within a subdivision. Covenants require mutual respect and cooperation from homeowners within that subdivision. If homeowner cooperation and problem resolution fail, owners are free to consult their attorneys for legal solutions.

Q. Who owns the open space within Tierra Contenta?
A. Open Space is dedicated to the City of Santa Fe for use as trails, parks and nature areas. The Tierra Contenta Corporation (TCC) owns all land in future phases, some of which will be dedicated as open space. TCC allows residents to hike or bicycle on established trails in future phases. The use of all terrain vehicles (ATVs) and other motor vehicles is strictly prohibited both in future phases and in land dedicated to the City.

Q. What can be done about parking violations and speeding?
A. The Santa Fe Police Department enforces traffic and parking ordinances within Tierra Contenta along with the remainder of the City.

Q. Who should I contact about construction defects or warranty issues for my home?
A. Warranty and construction defects are the responsibility of the homebuilder. Homeowners with unresolved issues can contact the New Mexico Construction Industries Division (CID) or their attorneys.

Q. Do I need to get approvals prior to buiding an addition to my home?
A. Yes, the TCC Architectural Review Committee (ARC) will review your plans prior to getting City approval for your building permit. Call Peggy at TCC (471-4546) for more information.

Q. When will the commercial property be developed?
A. The first phase of Plaza Contenta has been built and the second phase, which will include the neighborhood plaza should begin construction in the last half of 2010. Other commercial land in Tierra Contenta will be developed as the commercial land market allows. Commercial developers and their lenders require an adequate area population base in order to be successful with their ventures.

Q. What development can be expected in Tierra Contenta in the future?
A. The Tierra Contenta community is just over half way along. There are expected to be about 4,000 homes when the development is completely built out. Most of the new homes will be built on the south side of the major arroyo that bisects the community.

In the SHORT TERM

  • There will be a plaza at the commercial development across Jaguar Drive
  • There will be a plaza built at the Southside Library.
  • There will be park equipment installed on Camono Rojo across from Colonia Prisma

In the MEDIUM TERM

  • There will be a connection of Jaguar Drive and Plaza Central to The Santa FE Bypass (NM 599)
  • There will be commercial development in the western edges of Tierra Contenta adjacent to NM 599.
  • Planning is underway for a regional park in the arroyo open space south of Jaguar Drive.

In the LONG TERM

  • There will be a third neighborhood center with a plaza and another elementary school.
  • Paseo del Sol (East) and Paseo del Sol (West) will be connected around Capital High School
  • There will be two new connections to Cerrillps Road and Paseo del Sol.
